Funny Water in Crozet?

This could be nothing. It could be something. But either way, Albemarle County Service Authority might want to have a website prominently displaying answers.

First things first: The Newsplex has a story that says the water is fine.

Officials with the Albemarle County Service Authority say they are aware of the problem. Despite initial reports to avoid using water from the faucets, officials now say the water is safe to drink and there is no need to boil it.

That said –

There are an awful lot of comments on the Facebook post/question (and lots of “shares” too – 22 at the time of this posting):

Funny water in Crozet? Just received this message:

“I am hearing reports of yellowish or greenish water in Crozet. Apparently it is noticeable in a bath tub but not a glass of water. Have you heard about this?”

Right now it seems that there are a lot of questions. A quick summary:

– Some folks in Crozet have discolored water
– Albemarle County Service Authority is apparently giving conflicting accounts. Some folks say they’re being told the water is fine, some are being told to boil water.
– Lots of neighborhoods have discolored water, and others are fine.

Update 17 Feb: Not so comforting, but thanks to the Newsplex for continuing to follow this.

While instinctively when you look at yellow water, if feels wrong to drink…the experts say that doesn’t mean it’s unsafe.

Tim Brown of the Albemarle County Service Authority says “testing continues to show safe drinking water. In terms of the residual chlorine content in the water…micro-organisms are growing in the water.”

But that doesn’t answer the question of what caused it.

And the truth is, they still don’t know. But there are some baffling factors.

Crozet’s Weathering the Snow Quite Well

The CVFD was (and is) staffed up and ready. Many local businesses – Crozet Hardware, Great Valu, Fardowners, Mudhouse and more – were open yesterday and the roads seemed quite drivable.

Typically when it snows we get to Mint Springs for sledding but I learned yesterday that not only are the gates closed, there is apparently a steep incline into the lake, making getting out should one fall in, very difficult. (due to work being done at Mint Springs)

How are things today, Crozet?

Charge Everything, Crozet!

We might get some snow. But really, after the derecho we’re all prepared, right?

IF we do get snow:

RealCrozetVA’s Twitter and Facebook pages have proven useful community hubs (I’ll post here on the blog, too) for checking in on power outages, road conditions, which coffee shops are open (not necessarily in that order)

– I’m thinking/hoping the recent undergrounding of power lines should help prevent power outages.

– Schools will probably be closed for the week

Where’s the New Housing Inventory in Crozet?

Disclosure: I’m a real estate agent. I occasionally write about the Crozet real estate market.

I’ve been looking at the data and am getting more and more curious … where are the new listings that I (and other professionals) thought would be coming on the market in Crozet? (There’s more insight in my subscription-only monthly note)

Some of the questions this data raises:

How will this affect new construction? (probably quite well – fewer good homes with which they’re competing may mean more sales and higher prices)

How might this affect buyers? More competition for good houses and less to choose from may 1) discourage buyers 2) keep potential buyers renting 3) drive up prices

How might this affect sellers? They might be able to push the asking price a little bit. Or, they might price it a bit under where they might be able to price it in order to better ensure a reasonably quick contract

How might this affect growth in Crozet? We have quite a few new homes yet to be built … will they continue at the same pace?

Is it too early to draw any kind of reasonable conclusions? Yes. Absolutely. For all the years I’ve been writing about and practicing real estate, I’ve said that I’ll let you know in 18 months what the market did today.

What if I have more questions about the Crozet real estate market? Ask me anytime. Here in the comments or email or call me anytime.

The short story is that there’s always more to the story than top-level data suggests. This post is just some brief insight into what’s happening in the Crozet real estate market. For broader insight, I wrote today about the Charlottesville/Central Virginia market.
